The need for speed

 I have had 2 experiences in a week that remind me of the need to move quickly in a market that is going off.


1.  I was sent a packet of houses via email from a trusted finder. I have my phone set to alert me of any emails that hit my real estate folder so I was reading the email while driving within a minute of it being sent. Looking at the addresses I texted the finder asking him to go to contract ASAP and arrange inspection.  He had a contract to me 30 minutes later.


2 hours later I received an email from another finder offering me the same packet. I said I had already bought them to discover this party had an option on the deal for nearly a month but hadn't done anything with it. By the next morning I had multiple offers to take over the packet as it became known in the market.


So had I waited 2 hours I would have missed this deal completely.


2.  An agent emailed one of my partners with a deal that was being listed later the same day.  My finder didn't get the email immediately so I got advised of it about 4 hours later.  I jumped on it right away, checked the MLS to discover it had now been listed and the fund I would normally have flipped it to had already bought it for 6K more than I could have bought it for.


I have no resistance to inspection clauses giving me an out on a contract but getting the sellers signature quickly is essential if you want to make sure you get paid for what you are finding!!

  1. Thanks John. All homes except 1 onsold by the end of the next day. The Memphis market is pretty busy right now, it is unusual to have anything last more than 24 hours right now. I had to change my model from "here's a list" to "tell me what you want and I'll send it to you when I have the next one available". :-) I was a very early adopter of technology, couldn't live without it business wise. I get most of my clients these days from Facebook!! God Bless Zuckerburg :-)
