Rent Update

I was so exhausted just trying to collect the darn rents, I just took a vacation.  Ok, seriously, the trip was long since planned but still, I was very happy to receive the final tenant's rent the morning I was leaving.  Now my husband doesn't have to do any court filings while I'm gone.


I still have one last party who needs to pay but this is the kid who was going to pay, with late fee, on the 15th.  He's also my tenant with the shortest rope because he's paying a ridiculously low rent with all bills paid.  I do not know what prior PM was thinking but it's a crazy lease.


I will be back in the office on Tuesday and it should be interesting to wind all this up.  There will be a wrap up blog post when I know more.

  1. Mehran Kamari I know there are communities that do and I can't imagine trying to invest there. I have family in southern Ontario and it's like that there...

  3. Dawn A. - the lease is $500/mo, all bills paid for a appox 700sf two bed. In the summer in Oklahoma, just electric is going to be around $200. The kid is not related to the PM, the lease goes til December so it's all survivable. He called me the day before yesterday to say he'd locked himself out, could I let him in. When I quit laughing I said 'I'm in Kansas so you might have to wait a while. Call a locksmith then arrange to give someone a spare key." Al Williamson - I can smell it... easy street coming up. I knew I should have kept that "Easy" button I used to have. Mehran Kamari - we're an easy eviction state. 10 days posted notice, file at court house, get a court date about a week later, judge finds in landlord's favor if rent hasn't been paid, sheriff has 'em out in three days. I would estimate that less than 20% of tenants even bother to show up and maybe 10% of those make it all the way to hearing. The judge tells everyone to go out in the hall and figure it out and if you can't at that point, things get very unpredictable. Judges do what they want with very little regard to the textbook.


  4. Yeah Deborah, this is just the time for friction. People will either get with the program or be cycled out. Once it all stabilizes, it will be much easier. Be strong! How are the eviction laws in Oklahoma?

    1. The GPS to financial freedom always says Easy St is just past the Extra Mile. Keep it up Deborah it's worth the work!
