Another one gone

Non-paying tenant number two has seen the error of her ways and will gone on Monday. This is how it goes, all conversations via text...

11/6 Where's the rent? Well, my hours were short but I'll have it on Monday.

11/12 Where's the rent? I have it, mailing tomorrow, thank you for understanding. (What I understand is that I don't have the rent)

11/18 Post pay or quit - no response

11/19 No response

11/20 No response

11/21 After several promises, I have not received your rent. Where's the rent? Much drama (second person this month to have rent stolen from vehicle, no points for originality) So, what's your plan? (You don't have to go home but you can't stay here) More drama. So, what's your plan? I guess I have to move. (GOOD PLAN) So, What's your plan to move? I can have my stuff out on Monday, will this be on my record as an eviction? If I have the keys and the property is in reasonable condition on Monday, I can stop the filing before it hits the court record. You will DEFINITELY have keys on Monday.

And so it goes.

  2. Why yes, yes I did get the keys... And if you overlook the sofas left at the roadside and the dog-chewed windowsill, it's actually in remarkably good condition. Looking forward to getting some pictures, putting up some advertisements, and seeing what it's worth!

  5. So .... Do you have keys?


  6. Shaun Reilly and Roy N. 80% that I'll have the keys. We have a wide open on-line public record on the court system; landlords know how to look for a history of evictions and tenants know they're going to. If I file, it'll show as an eviction action more or less forever. Even if I were to lose or dismiss, it will still show as an eviction filing. The 20% against is just because who knows what tenants are actually thinking... if in fact they are...

    3. i like the points for originality! I used to believe "the check was in the mail." Im glad the excuses don't get much more clever than that, now we know what to look for.
