(33) Rental Portfolio Deal - Big Potential

I had a seller call a week ago and have had to follow up with him a couple of times since then. He's looking to sell (33) rentals and I have a buyer for all of them. His asking price is high, but he's willing to work with me on the package.
There is a huge potential for this deal and I'm excited about the end result!
The Draper deal is still in Title Search. I haven't heard back from the Title Company yet, but I'll give the seller a call today to follow up.
I received a call for a house that is $13k behind in mortgage and $800 in HOA. I'm putting them in touch with my REA for a shortsale.
I've got the BiggerPockets meetup to organize for this Friday. Always excited about getting together again with the crew!
Oh, I got a call from a man and woman telling me my bandit sign fell off a wooden pole and busted their windshield. They said, "There is a round hole in my passenger side windshield and we haven't filed a police report yet because we thought you may want to just pay out of pocket." I called them back and told them to send me the police report and a picture of the damage and I'll have my insurance company take care of it =) Ha I'm eagerly waiting their response.
