Full Speed Ahead

  Business waits for no woman or man! So this morning I got up with a full agenda. I had to taxi my husband to the Dr. this morning for his glucose test. He is a type 1 diabetic. There are so many lab tests and restrictions, for him to deal with. He's been champing through for almost 12 years now.

I had to turn in my oldest daughter's immunization records. Its like a trip slip to adolecense. I wish I could stop this crazy train but I guess there's no turning back time. Only moving forward. Speaking of moving forward, My soon to be 4 year old is now attending elementary. Of course it's only pre-k but for her, this is "Big Girl" school. I am so proud. She has been hoping around the whole day!

So now the juicy tidbits you've all been tuning in for. Mobile Home investing!

So like I said the theme of the day is moving forward! So with that being said, I got my butt in gear and my car, too. That's right, I drove in. lol! After I ran errands with hubby and kids it was time to go to work.

Sunday night, I had gotten together the listings I wanted to see. I got the hours and directions to the park. I also printed comps of other mobile homes in that area, the sizes I was looking at. I drafted a list of questions to ask perspective buyers and managers. I practiced a bit in the mirror, too. lol

So when I arrived to the park, I was met by a cute little sign that peeked out from hedges. I made a quick right into the lot and was surprised to see...A POOL!  There were homes all over. Some sqaure, some RV's, some red, some yellow, they were everywhere. But it wasn't hard to navigate. All the numbers were chonologically placed. 

As i jumped out to get a look around, there was a deal staring me right in the face! I took the number down and made a few notes and kept walking around. Then within 1 mobile home block...like a hunter in the woods...i spotted them. A OWNER! With a home for sale!!!

Breathe! Breathe! Don't say anything stupid. 

So I approached the owner and told her i was a private investor who was interested in investing in the mobile home park. She was actually on her way somewhere and didnt have much time to talk. Which releved some of my stress. I did however, get her asking price, the size of the uint and a few other details.

This place was huge. i was going to need some assistance.

Always make contact with the mobile park management. Don't be afraid to let them know who you are. They might have some keen deals for you.

So I found Tony, the park manager, who informed me of two properties that weren't even listed yet! Are you keeping track? That's 4 prosective homes! I was over the moon!

Tony was awesome. He was polite and showed me the two units he had. These were park repos. That's new to me. Park repos are when someone doesn't pay their rent or they abandon the home on their lot! He even gave me some great personal details about the properties. Such as one came furnished(complete with toilet paper and new bath towels) because a student lived there for 3 months and got student housing and couldnt take her stuff! So it comes furnished!! Or how the other one was left behind because the wife passed away and the husband is now in assited living. 

By the end of our ride(on the cool lil golf cart) I was back at my truck wit a great offer! I am ready to get in the game. Now for financing. because these are repos, they are cash sales. I have to find a way. This is my ticket and I just cant miss it.

I going to try my warm invertors, the richest people I know, my uncle who works for the city and my close friend whois also a professor. i'm pretty sure they won't help. Not with the finance venture I am talking about. I WILL NOT GIVE UP!
