Wholesale Day 9 & 10

The past few days have been very educational and rewarding. To give an update, on the few deals I am working on. These deals are great because I am learning more about some of the obstacles realtors can present when trying to help motivated sellers. For instance when I was navigating my way through preparing an offer for the luxury property the realtor that listed it lives in the same neighborhood. I first noticed this would be a problem when I went to view the property. The realtor was very defensive but I overlooked it initially. During the walk through he/she reiterated what the comps are and he/she lives in the area. When I submitted the first offer the realtor did not present the offer to the owner. My realtor was privy to this information because it was stated that the offer was not acceptable for the area. My realtor followed the offer with a conversation with the realtor and addressed to them that we are trying to begin a dialogue and was expecting a counter. The other realtor said that they would be selling their house next year and would not allow a bad comp to be in the area. I am considering by passing the realtor and sending a letter directly to the owner because when I spoke to them on the phone they sounded motivated.

The condo, still working on this deal with owner, we will be doing seller financing on it and we are finalizing the terms. Thanks to my mentor we will be able to pull this off. I would not have been able to do this alone.

I found a really aggressive realtor that is working with me to submit offers. My mentor have provided me with everything I need EMDs, and POF letters, so I have been making sure I put in an offer a day. My mentor have been challenging me stating that I have everything I need to produce.

From my first deal I closed, I used the money to do some enhancements to my website (SEO) trying to generate some leads through it. I purchased another list from listsource which I will begin mailing to this weekend. So hopefully I can keep the momentum going. My goal is to close 2 deals a month. Wish me luck.

  2. Sounds like things are going well Marcus! Great work. In regards to that agent that refuses to submit your offer to the seller. That is a violation of the rules and ethics of any RE Board I have ever seen. I'm not one to say whine and complain about any little things but this person is clearly violating the rules and the clients best interests for a stated personal reason. I would not threaten her with bringing a complaint to the board but would remind them that they have a fiduciary obligation to present all offers to their client.
