Puppies are so darn cute! Could something so cute chew up our woodwork and pee on our carpet?!? We approved little Dexter to move in at the end of the month, we’ll see how this goes. They wanted to make a payment plan for the additional pet deposit. I told them they can pay whenever they like as long as we have the entire deposit before the dog moves in.

We are gearing up for our vacancy May 1st. Haven’t hired a property manager (yet), but let neighbors know we have an opening coming up. When I checked Craigslist this week, there were only 3 available rentals listed in the entire 40 block area! And yet, the market rent for that unit is lower than last time I calculated it. I’m guessing it could change significantly week to week right now.

I missed a local BiggerPockets meet-up last weekend! Bummer, they are so fun! This week I’ve continued to welcome new members in the pacific northwest and have been joining discussions about Section 8, the Pro vs. Plus account upgrades, and folks contemplating low income properties.

Tomorrow we do alley clean-up in the neighborhood again – hopefully not with pouring rain as forecasted.

    Allow me to be the wet blanket today.  :-(   

    We have just finished a {far too} long renovation costing tens of thousands (~26K ... likely a little more when all is done), a significant portion of which is the result of the {inherited} tenants "farm" (3-dogs, 2-cats).   We had to completely gut the unit (walls & insulation, subfloor) to get rid of the well established ammonia smell.


    1. Yep, Roy, we have had many a unit ruined by pets.  The increased rent and deposit helps, and a bigger candidate pool, but it is a pain.  Our only pondering is how much worse a puppy could be over a grown pet.

        Much ... puppies. like children, teethe ... on everything. They also pee on the floor more than {most} mature dogs.

        Perhaps I'm just exhausted w/r to pets there days ... but we are still looking for an older, tired building with plans to renovated it to be pet friendly.
