This week – Silence, Sharing, and Assault

We’ve had a busy week.

First, our Property Manager has become non-communicative. We haven’t received rent since November on our largest property, and we can’t reach the PM to get an update. Last we heard, the wife had cancer and isn’t able to work, and she was shocked to hear that her husband had not paid December rent. Bruce has tried stopping by the office, but it hasn’t been open when he’s available. Next week is rent collection week, so hopefully we’ll be able to connect. Frustrating!

Second, we were approached by a new local BiggerPockets member and he bought us coffee. We had a nice chat about the local area, his experiences, our experiences, and what the future might hold. It was good. It’s encouraging to me to see young people who are out there making things happen.

Lastly, we are part of a landlord program with the police department, and get copies of police reports mailed to us if something happens at our properties. Unfortunately, over the years we’ve seen enough of these letters to have this clause in our rental agreement: If Tenant or guests have a police report written up, Tenant will be assessed a fine of $50.00 per incident, at landlord discretion. We got a letter this week that there was an arrest for assault at one of our properties. We didn’t recognize and couldn’t find anything out about the victim or the perpetrator. We contacted out tenant. She said it was her cousin from California visiting. We reminded her that she I responsible for her guests and that we don’t want police reports. She was very appreciative that we waived the fine this time.

What will next week bring?

  1. Can you copy and paste the clause about getting assessed the fine? I haven't heard of this before and it's an interesting idea.  I'd like to bring it up at my local landlording meeting.

Maintain reasonable peace and quiet with other tenants/neighbors and pay for any caused damages therein; no fireworks; No disturbing TV’s, sound systems, musical instruments, or other disturbing activities; No fireworks of any kind. If Tenant or guests have a police report written up, Tenant will be assessed a fine of $50.00 per incident, at landlord discretion.

  2. Michele, thank you for writing this post. You shared openly and transparently about some of the struggles of investing but also about a win too. And I like the clause you included into your lease. Investing can be so frustrating and so rewarding... every day is a lesson and an opportunity to modify your business and grow. Keep pushing forward!
