Trespass in Vacant Unit

Yes, indeed, it is.

Rent for our little one bedroom came in as normal this month from our property manager, but with a different name attached to it. When I asked our PM about it, I got a long story.

This was the unit where the tenant didn’t pay and the PM was holding the co-signing dad responsible. The dad got the son out, cleaned up the place, and turned in the keys.

My PM arrived at the unit to show it to an applicant. Lo and behold, the unit wasn’t empty. There were two guys there, in their underwear, doing drugs. They must’ve had keys or climbed in the window, they seemed to be friends of the recently vacated tenant.

Our PM bluffed that she had called the police and they split. About 20 minutes later they had the audacity to come back and ask if they could retrieve their clothing from the dryer.

I could not make this stuff up! It’s nice to have the PM handling it rather than us, that is for sure.

So we have a new tenant. Our third turnover of the year.  Moved in with no deposit money. I would never let a tenant move in without the majority of their deposit paid. But part of having a PM is letting go of things…

  1. Very interesting. Whenever I arrive at a property (one I'm leasing or viewing) I ask if anyone is home as I open the door. I knock if basement or bedroom doors are locked. I also carry. I use the same procedure on houses that I go check out. (Even on the MLS) 

    Your story is exactly the reason why. Could have gone differently if they were more/less high.
