Yeah so I skipped the instruction manual :-/

So far I've had a great introduction to BP. Everyone has been more than welcoming.

So I came to this site after my family and I decided to rent out our current underwater home. We were expecting our second child and it was time to move out of our 2Br town home into something a lot bigger. Unfortunately we had an elephant of an underwater mortgage weighing us down. So I came up with a plan that would not only get us out from under this home but into another in about a year.

The plan went a little like this... First I knew that I needed help. I enlisted a property manager that helped another one of my friends in the same situation. She took us through the process of cleaning and prepping our current home to be "ready to rent". The next step was to move out. Harder than it sounds! I basically moved an entire town home by myself! I was feeling my age the next morning. The next step was to move in. My wife's mother lives in the WV area and she agreed to put us up while we save for our "forever home". The issue with that is that her home is around 2 hours from my current job. I know I know you're saying "you're out of your mind" but I've been driving an hour + to work for the last 8 years so whats another 45. So hopefully after this exercise is done, we will have enough for a down payment. Fingers crossed.

Time hop...

We are 1 month into our first month of the prep and finally we've got our home listed on the MLS and cleaned and prepped for rent. To get here was no easy or cheap feat. I had to replace most of a bathroom, carpet and multiple trips to WV storage had my head spinning. BUT finally we're DONE! Hallelujah! Now we're just waiting for a bite. Hopefully all that hard work will pay off.

I know my route is not the conventional method of getting into real estate but I'm here now.

  1. Hey Joshua Dorkin I outsourced all the rental tenant screening and management to a PM I found through a friend. She offered me a bottom basement rate in return for being my RA on my next purchase. Her handyman can be pricey but she does great work so far. Her leases are ironclad! Do you see any issue committing to this stipulation? Thanks for the well wishes @Charles Morgan
