Subject-to the Mortgage: A Simple & Profitable Explanation

[This is part 7 of 7 in a series about creative financing]

This article is about buying investment properties subject-to an existing mortgage. Because this particular strategy is a little nontraditional, I recommend watching my video to really get the concept.

The creative financing tool called buying “subject-to the mortgage” is basically a way to leverage existing financing on a property and avoid the need to apply for a new loan (at least at first).

But, the tool is too often touted as an easy entry into the real estate world, usually with “no credit, no down payment, get rich quick” type of marketing. For this reason it’s often misunderstood and misused by investors without enough knowledge or financial resources.

If done correctly and conservatively, it can make a lot of sense for both an investor and a seller of a property. To explain my own take on this creative tool, I made a short video.

    I came across this article. Great explaination on subject to. I've never done a subject to deal, but have been researching the strategy. 

    Have you been in a situation or know of someone who has had to deal with the seller (owns the mortgage on his name) who for example, 3 years down the road, contacts you and want a to have the mortgage removed from his name. They want to purchase another home but their debt to income ratio doesn't qualify them.  How have you/they dealt with that? I've read from other BP members that they would use sub2 as a short term strategy and look for an exit 1-2 years later. Whether it be selling the  property, refinance, others.
