Challenges in Real Estate

In the several months I have been in Pennsylvania. I have come across several unique ways of doing business in the commonwealth. These are as follows

Realty agents that want me to put down earnest money before any offer is made?

properties that have had some unique shall we say photographs taken of them. This is done to show the best pf the property. never-mind the BLACK MOLD!

there are several things that need to be addressed in each and every prospect before any serious offer can be made on any property.

1. Overall condition-how much is it to bring back to life?

2. Electrical system is it intact?

3. age = asbestos and lead paint issues

4. How long has it been unoccupied ? MOLD ISSUES

5. squatters?

6.plumbing (does it work or have any)?

My own personal grip is when showing agents have not been in or seen any of the properties they are showing for purchase.

please tell me your thoughts!!

  1. The listing agents job is to get as many potential buyers in the house as possible. Can't really blame them for taking photo's that highlight the positives of the house. It would beat a sign out front that says "this house is a dump don't bother"


  2. This is pretty much what I've seen when looking at places in PA. I've worked in Lawrence and Beaver counties (way west) for a couple years. Amazing the garbage out there and how it is presented.


  3. I don't know what area you visited but I operate out of Monroe County, Pa. (Pocono's) and this is my full time job. I must look at a minimum of 20 houses before considering making an offer. I'm usually surprised if the house has not been trashed or stripped, I suppose this is a turn off for most people but if you consider the price and what you might be able to get after repair, then it's decision time. Appraisals are another big hurdle after you find the needle in the hay stack. That's the business were in and I doubt if it will change anytime soon.
