those dirty little secrets that all deals have!

Looking at dozens of properties in the tri county area over the last few weeks. Some reo some private owned and others listed by an agent.

At all times you as an Investor have to be aware of several things. First and foremost is the art if the deal! Yes it is an art form. This is where you as an individual cut through all that hype and get to the meat of the deal. This requires you to be both strait-forward and tactful at the same time. But in the same instance strong enough to put your point across to the person(s) or institutions you are dealing with.Second you are aware that this gem of a deal has some potential problems . By this I mean LEAD PAINT,ELECTRICAL PROBLEMS AND ASBESTOS but lets not forget Black mold. Any one of wich the people you are dealing with may or may not know anything about. Educate yourself as to what to look for and know your buisness. The above can be used to drive the priice down from the heights to a truly beautifull deal. Its up to you!

With all of the hype on TV everyone has become an expert on minimizing what it takes to get the property up to market value.
