Yet probates are unlisted, unpublished, unknown. While everyone else is working the same stale, aggregated lists,  are largely under-neglected and overlooked by other investors or agents that either don't know much about the probate process, or are unwilling to have a heart-to-heart conversation with grieving families. 

Although many real estate professionals are mystified by the probate process, these transactions are not all that different from a traditional sale. When someone passes and leaves behind real estate, the family is oftentimes very motivated to sell in order to pay for taxes, funeral, medical, and other expenses, pay creditors, and give the heirs a pay day. This process is supervised by the court to ensure that the liquidation of the descendant's assets are in the best interests of the estate. The person that has the most influence during this process is the executor, who has been assigned by the court to wind down the early affairs of the deceased and settle the estate. 

The timing is different in every case. While some executors have an urgency to sell right now, the reality is it is not that easy in most cases. Oftentimes, we find that the family needs time to grieve, do "house cleaning" and other pressing tasks before they are ready to part with the real property, or the legal process must play out. >
