How to sell a home in Northern Virginia

You are seeing a lot of your neighbors sell their home. The sign goes up in the yard, and a few days or weeks later it's SOLD. You have also been tracking the sales prices of the homes, and they keep rising and rising.

Guess what, Now is an excellent time to sell your home in Northern Virginia, and put some of that equity into moving up to a bigger home, or to move down because the kids have left the house.

You have decided to sell, now what?

1. You could Sell the home yourself.

Commonly referred to as a for sale by owner (FSBO). If you have a lot of free time, this may be a great option that will keep a lot of money in your pocket. The amount of work that goes into selling a home becomes painfully apparent after the first ad is placed.

Realtors will hound you on the phone regularly, potential buyers will low ball you left and right, and a constant parade of tire-kickers will be tracking footprints on your carpet because you never took the time to learn how to pre-qualify potential buyers.

If you decide to take this route, invest some time on youtube and google to learn the basics of a real estate transaction, negotiation, pre-qualifying buyers, staging, disclosure laws, legal forms, and all the other things related to selling a home. The time spent learning, in the beginning, will always pay off in the end.

2. You can hire a professional REALTOR

If you don't have a lot of time to spend learning how to sell your home correctly, and then actually doing it. Find a professional with that knowledge.

A good REALTOR can save you time, keep money in your pocket, and make the selling process stress level down to the minimum. (Anyone that tells you they can make a home sale stress-free is lying to you!)
