Are you renting looking for your first deal?

Many trying to get into the investment game are still renting the home in which they live. Their credit is not great, and they do not have much money in the bank. It's a struggle to try to save enough for a down payment.

The brain will always look for ways to stay comfortable and safe. The brain will tell you " you can't save enough money" " You don't have enough time to work on real estate" " Your credit sucks and no one will lend to you"

Do not listen to your brain.

If you are renting and have not purchased your first investment property. Your first investment should be in yourself. Get a home for yourself and your family. Millions of people who have no clue about investing are out there buying homes right now. In 5 years (according to a study by NAR) those buyers will have close to 50k in equity in the home they buy today.

They have no investing knowledge

They Do not have perfect credit

They Do not have money for a down payment

So what are you doing wasting time trying to wholesale, trying to find a mentor, trying to scape cash together? You are missing out on the opportunity of a lifetime. Interest rates are going up. In simple terms, every time the interest rates go up, the amount you can finance goes down. Higher interest rates, smaller house!

In virtually every jurisdiction there are first time buyer down payment assistance programs. Simple terms - You don't need a lot of cash for a down payment. There are groups out there looking to give you money to buy a home.

There are lenders out there that approve loans down to a 500 credit score! Simple terms - you don't need an awesome credit score to buy!

Those out there buying today that will have a significant amount of equity in 5 years all have one thing in common. They are working with a Realtor that guides them through the whole process.
