Sometimes You Have To Say No To A 'Deal'

I am fairly new to investing (under a year). I had been so anxious to close my 1st deal that I was trying to make the numbers work. Fortunately, I listened to all of the information on the podcasts and decided to walk away from a few of them. The numbers just didn't work. I have learned from the mistakes of others. That is just a pain that I do not desire to feel. If the numbers don't pay, walk away! Can I coin that?
