How I Became The Blunt Investor

My name is Derek Dombeck and this is the short version of how and why I became The Blunt Investor. When I started my first real estate company in 2003, I did what most newbies do. I believed everything I was told, by anybody that wanted to "teach" me. Back then, most gurus were teaching the buy and hold method of real estate investing. It was simple to get loan offers from multiple lenders on most transactions if you had fair credit and a pulse. So........what's the problem with that?

Nobody wanted to talk about the what ifs.

What if the property values don't increase or decline? What if the market rent goes down, creating negative cashflow? What if my contractors steal money from my construction loans? What if my property management company is incompetent? What if I fail?

I am a product of a wide array of Guru education over the last 12 years. And for the most part, the material that is available from most educators is valid when implemented properly. The problem with most of them was and still is, these educators don't want to talk about all of the negative aspects of this business. Why? Because it's not sexy and it doesn't sell courses.

When the markets crashed, I became overwhelmed with upside down and negative cashflowing property. All of my education and coaches and mentors never prepared me for the negatives that WILL happen if you are involved in this business long enough.

After  I pulled myself up out of the gutter that the crash threw me in, I realized that I needed to start helping people learn the whole truth of real estate investing. Sometimes, people don't want to hear the truth or can't handle the truth. But I would rather upset a few people with tender egos, if I know I can save more people from the stress that I went through.
