From the start, until now!

Hey BP followers,

         Let me start off by saying that I have now been studying real estate for about 2 years and have for the most part been one of those guys that have been reading , listening to podcast, and just trying to learn every bit of the real estate game as possible.  So far I have definitely learned that it's not a get rich quick scheme. If your looking for money right now your better off trying to cut some grass or wash some cars. Seriously!

      So with that being said let me share my story. I started about 2 years ago searching on google for every bit of information concerning real estate. I kept getting pulled back into biggerpockets where it seemed like so many people were willing to help and share so much information but at the time I felt like I didn't know enough to just jump right into flipping, and wholesaling. After about 6 months of reading and thinking I had everything figured out I jumped in. 

    I started off going to the court house and pulling probate records and putting the information into excel. Once I did that I wrote up my probate letter that I got help with from @Sharon Vornholt blogs and podcast. She has a lot of helpful information on wholesaling! Then boom, I started sending letters like crazy, it felt like, but in reality I had only built up like a 300 client database and after about a month or so my phone started ringing almost once a day with someone interested from my letter. Now I'm sure if I had a mentor or someone with some knowledge already in the field I could of turned some of those calls into deals but instead I spent about $1,000 in marketing to probate and not 1 deal. Bummer!

     After about 4-6 months of that I decided to buckle down and get my real estate license because I felt like a lot of the calls I was getting I couldn't quite get under contract as a deal but could of at least listed a lot of the properties and made a commission off of them. After about 5 months of doing online classes for my real estate license I passed my state exam and got licensed which leads me to where I am today. 

     I just recently started back my marketing to probate but I have to grow it slowly due to financial reasons. As a Realtor I am cold calling all expired listings within a 25 mile radius of my home office to try and lock up some deals daily. I am also putting my business cards on all the neighborhoods around my home office and have just recently looked into the Every Door Direct Mail campaign that the postal service offers now. 

     So that is pretty much my journey so far in the real estate game. Even though it has been 2 years almost of studying and learning real estate I finally feel like I am taking action and am actually IN THE GAME!   1. Great work and dedication, Josh... Sounds like you have been part/full time on this for a couple of years... Have you ever thought of straight buy and hold, small scale landlording, less marketing leg work, but more hands on property work.... But you get a rent check every month (unless you have a vacancy) and don't have to generate the constant leads and transactions. Might be another angle or hand to play in the real estate game (also a get rich slow plan, but everyone needs a place to live, so you'd have a marketable product, and prospects will be calling you and not vice versa)...best of luck in the journey whichever route...
