Episode 35 – Refocusing


So I was listening to the podcast with Jay Papasan again and something I noticed this time around that I didn't notice the first time was that Jay mentioned he worked a second job for a period of time. This rather significant fact was something I think I'm now noticing coincidentally because I'm seriously considering getting a second job. It was something important for me to hear because it solidifies the fact that success in this game requires dedication and patience from everyone no matter who you are. If getting a second job makes sense for someone like Jay Papasan then why shouldn't it make sense for someone like me.

Initially I had some hesitation because I figure why can't I make wholesaling a second job. While it is possible and very lucrative I think the fact is, it is unreliable, at least for me and for right now.  Also I'm too new and until I can fine tune my marketing strategies and build up a system, it is all theories and ideas.  While I do practice and follow through on the ideas and techniques, getting results will still take some time.

As of right now my schedule will allow only for so much time dedicated to driving for dollars and writing yellow letters. While my day job does provide enough, it is not enough for me to continue investing and growing my business and sustaining myself. If tomorrow project Rocky moves forward and the mobile home arrives at it's destination, I will have no choice but to use more consumer credit to pay for the rehab. While this is manageable, it is not sustainable and frankly undesirable.

So what is my focus, what is my one thing? I believe I need to become debt free and stay debt free while investing, at least with consumer debt. It is possible and I did attain debt free status albeit momentarily a few weeks ago. Long story short, I now owe a small amount of consumer debt. Getting a second job in the long run will also provide a cash infusion that cutting expenses can't match. It's not just the consumer debt that I will eliminate, it's also the extra deals that I can acquire with the extra income.

In other news, I'm still driving for dollars and writing yellow letters as much as I can. My buyer for project 192 is doing well and hasn't flake on me yet. Regarding project Rocky, I got some confirmation with the mover which provides some relief, but the trailer is still physically in the same spot. I learned this week that the main issue isn't transportation or destination, it has to do with leaving the origination point that's the problem. In any case, it's the only problem I'm dealing with and I am happy that I am now dealing with just one project instead of two.

That's all I got this week folks. I made it past podcast 113. To eliminate my inconsistencies I have create a wake up routine that includes workout, breakfast and reading time into it. This is because I just keep hearing over and over that successful people wake up before everyone else. Well, I've done it before and I don't see why I can't do it again. More than anything else, it's the breakfast and reading time that I really want.

    I've thought about linking it here, but just in case, I wanted to keep a small barrier as to who can see it.  I'm imagining the worse case scenario, where my tenant/buyer can see all my numbers.

    It is so interesting and I can hardly wait to see how it will work out.

    Please sum it up for us.  So far how many projects?  How much have you made on each project. What have you learned on each project?  Where does each buy or project stand?

    Can you sum it up for us?

    1. Thanks Barbara... I'll link a breakdown worksheet later this week.  In regard to my wake up schedule so far I've only succeed in waking up and eating breakfast for 1 out of 2 days.

      I suspect it will take some time to complete shift course and change my behavior, even then, I'm sure I will sleep in more than I want to.
