Day 20. Fire burn.....Tundra Good!

I sometimes surprise myself by how really simple I can be.   If something shiny gets flashed in front of my eyes I get distracted and forget what the main objective is. Case in point:  At the end of 2011.  I was working a good job with decent pay, I had cleared up my credit, and had very little liabilities.  Perfect time to invest right? Wrong!  I bought a gas guzzling truck to make a 60 mile commute in.  My younger sister in a similar position at the time, bought a house.  

Lets investigate these two cases shall we? I still have my truck, and the payment. In my defense its a really nice truck and I had low self esteem at the time and this made me feel like a mans man.  Its a 2012 Toyota Tundra. Fire Burn, Tundra GOOD! Silver with all chrome accents, aftermarket wheels, a tri-fold cargo cover on the back, and a gaudy custom made half Puerto Rican, half Dominican Flag hanging from the rear view. Nothing but the best.  Bought for $31,000.  Currently owe $19,000.  Shoot me please.

My sister, Lyn.  Bought her house around the same time for $145,000 and lived there for about a year and a half.  Re-financed and rented the house out and has a positive cash flow of $450 a month. Granted during her time as a land lord she has had to evict one tenant with whom there is still a $2500 judgment against, but that's still pretty good.

Moral of this quick story?  Invest in real estate. 

At least today I can review my actions and course correct and begin moving in the right direction.  I reached out to a local buyer that I met at the REIA meeting here in Fredericksburg.  He's around my age and has been wholesaling for about 3 years and decided to move into flipping so is looking for wholesalers.....enter our hero stage right (me).  I made a list of his likes:

Single family home

3 beds 

1-2 baths

Within Fredericksburg/Stafford County

Around the 250k range

I'm starting my searches with that criteria in mind and will be meeting up with him on the weekend on 5/30/15.  Keeping my fingers crossed.  Looking for resources on how to evalute properties and where to find properties to begin evaluating.  Any suggestions out there in Real Estate Land?  Do not be shy, post a comment and help a brother out! haha.

All of yesterday's achievements and all of tomorrow's intentions will never be equal to the power of taking a simple action at this moment.......right now!
