Working Saturday

This is the worst part of still working a 9-5; working weekends to achieve your goals. I miss the time with the family, but I truly believe it will eventually pay off.

I spoke with a Realtor who will be putting my last flip up for auction next month. He was optimistic about getting the reserve price. It should make somebody a beautiful home at a great price.

I also put in a lot of hours on our Section 8 remodel. This property was not at all ready for the inspection we had last week. We got the painting done in most of the rooms where the drywall work is done, and worked more on the drywall in the other rooms. This propery had a shower leak for a long, long time, and much of the plaster in the kitchen is crumbling and rotten.

Tomorrow will be more painting, more drywall work, and hopefully some repairs to the windows. Only a very few of the windows are opening with screens so far, I'd like to see a good portion of them working by the end of the weekend. One more week until my deadline.

  1. I feel your pain working on weekends. It's rough when you have a normal job to go back to on Monday morning after working all weekend. Last month I had to work several weekends to get one of my properties fixed up and re-rented. Good luck on your project.

  3. Not usually Ted, but I under estimated the amount of difficulty this property would be to sell. It is on a busy street, but I thought the parking in the rear would offset this. We re-graveled the parking area, and added a deck to the back as well, to dress it up. It sat on the market for 6 months vacant, and has been rented for the last year. I've decided it's time to cash out, and get out of the small town completely since it's about a 2 hour drive, and the tenants lease is up in the beginning of next year. The house is appraised at $60k, and listed at $55k, but has had very minimal foot traffic. Apparently the residence of the small town do not like to live on this specific busy street, even with parking in the back. I plan to have the reserve at my break-even price (including commissions, holding costs, etc), and just get my cash back out of it, since the house was purchased and rehabbed with cash.
