Seeking an investor friendly Realtor? But should that Realtor pick you

I love going into Bigger Pockets forum and scrolling the Real Estate Agent subforum. If you've just gotten licensed there are some great discussions held in here but the one I see the most often is investors seeking an "investor friendly realtor"

There are many realtors out there who are happy to work with investors and most of these Realtors understand that investors are all about numbers. The purchase and sale of a home is transactional no emotion is involved, its numbers.

If you find a Realtor who understands this you the investor are at least on the right path.

But lets reverse the roles, a Realtor who is investor friendly probably already has a list of investors, if you're a new investor you need to come in PREPARED or at least be OPEN MINDED to what this professional; who makes their living watching the market, buying and selling real estate has to say.

I like to consider myself an investor friendly Realtor many of my 2015 transactions were with investors, locally and out of state. Realtors are very loyal to clients that are willing to listen, are prepared and can execute when the numbers meet their requirement.

So what does this mean? 

Willingness to listen: They have done their own research in the market, they already have an idea of what kind of returns they can achieve. They seek a Realtor for experience and skills to reinforce that their numbers are correct. That the market is able produce the results they want to achieve. They are willing to hear my input and then recalculate if required. 

Prepared: Do you have the funds or means to buy a property? I need to know this because when a deal comes those who are prepared will buy, those who are not will miss the the opportunity. Be it CASH, PRIVATE MONEY or BANK FINANCING investors need to be ready. 

Can you then take action: If I know exactly what you are seeking, what your budget is, the level of risk you're comfortable with, the returns you expect but then are unable to execute when the deal you've asked a Reatlor to find presents itself. What does this say about you the investor?
