Real Estate Doesn't Hibernate!!

Here in the northern part of the US, specifically Pittsburgh PA, we're about halfway through Fall heading towards the frigid months of Winter. Many feel that's when the real estate market slows down for it's long winter nap. Not so fast! The real estate market doesn't and shouldn't hibernate in the Winter like sluggish bears! Nor can it afford to sleep for 20 years. So Wake up Rip....Time's a Wastin'!

Reality check....It's still a Seller's market out there with very low inventory. So why not put your home or investment property on the market to sell? With such low inventory and high demand, prices tend to rise "The old supply and demand axiom". So if selling, make your property stand out to captivate your audience? For Buyers, typically buying in the Winter has often meant better bargains on properties. Well not so much in this current market, as we are still in that "multiple bid" situation where the competition is fierce. Not to worry though. With the right negotiation skills and representation, you can still get what you want at an affordable rate. Don't wait too long though, as interest rates are rising and you will need to lock-in that great rate now.

You also want to lock-in a great agent should you be going that route. Typically in the colder months, Realtors have more down time...though I can't say that I personally have experienced that yet. However, given the average, this is the time to get a Realtor that's more motivated to sell your home, business or investment property. So beat the spring fever and interview a few Realtors then hire one now. And speaking of hiring, did you know that many companies tend to hire/promote/relocate employees in the first quarter of a new year? Now is the time to get your property on the market for those that need a home to buy or a place to rent. So get it show ready right now.

Worried that your place doesn't show well without blooming plants and green shrubbery? Never fear, winter weather is here in the north. Your curb appeal may come in the form of safety by cleaning the snow off and making sure no one slips in the driveway/sidewalk. Installing proper lighting helps since the amount of daylight is shorter. Although your lawn may not be green, it should still be clutter free. Likewise the gutters should be cleaned. And while your deciduous trees may be bare, if you have thrown in some evergreens and cold hardy plants, that can add a welcoming touch. Many people also decorate during the holiday months which tends to lend a "Currier and Ives" look making people feel warm and fuzzy all over. All you need to do now is bring them in for a look.

I admit that most of this blog's advice is geared towards the residential home Buyer/Seller. Real Estate Investors know that just about anytime of the year is great to buy or sell an investment property. That type of transaction doesn't languish in the Winter, let alone any season, but it still can go through a slow down especially as the holidays approach. And for real estate in general, the northern hemisphere brings challenges during the winter months, but it also can bring tremendous opportunity. So if a higher selling price, faster sale and more people eager to buy your property is what you want... Don't Hibernate With Real Estate!
