Short update on my progress

Hello, everybody 

Thank you to everyone who read my first blog post. It has been awhile since my last blog post but don't let that fool you I have been making a lot of progress towards my overall goal. This will be a very brief post but I promise there will be a longer post coming up soon once I figure out how to put everything into words and not be all over the place.  

so with that said here are some of the things I have been working on that once I get the time to go into more detail is what the next blog post will be about: 

1.) Finished all the pre-education requirements for getting my real estate agent license in Illinois. I should be taking the state exam this week as long as I can reach my goal of getting at least an 85 and above 5 times in a row on the practice tests. The program i'am using is the same one I used when i got my sales license in Michigan and was a major help I had the same thought process when I was studying for Michigan and passed the test on the first try.

2.) Lots of networking online on BiggerPockets and also meeting people in person and have really started to get a group of people together that I believe will part of my investment team.

3.) Working on creating systems for becoming an agent & for my investment business  to help cut down on wasted time. This has taken up so much time up front but it will pay off big time when ready to scale both sides of real estate that i will be working on.

4.) Creating some marketing material to help build a brand and get my name out there. Already have a logo that i will be watermarking to all of my ads online to help people remember my name and think of me plus it's free marketing why more agents don't do this I don't know but when I did a test run of this last year it worked very well. 

5.) Dodged a GURU program because of this website and was also able to help a fellow BP member dodge a program as well. The programs may be good but for $2,000-$30,000 its not worth it plus with some work and research you can find out these "Trade Secrets" that they claim for much lower and since you worked to find the knowledge there is a higher chance that you will actually apply it. 6.) As I stated above I have learned how valuable BiggerPockets is and once i started to interact with people on the website things have just kind of been falling into place so if there is anything you take from this post it would be it. 

7.) Finished reading both of the book by brandon turner about buying investment properties and managing rental properties. Wow the information contained in both books is life changing even if you don't think you will want to do that type of investing read them anyways since you can apply this knowledge to other areas of your investing business. 

8.) Above all else that I have learned over the last month is that you can't just jump into real estate it's a business and there is a lot to learn about before you should be willing to buy a $250-500k 4 plex like they go for in the area i'm going to be investing in. This has to be treated as a business and not a hobby if you want results it has to be set up as a business otherwise you are going to be disappointed when you don't reach your goals.

This ended up being a much longer post than I  thought but again it just proves when you take action things start to happen until next time thank you for reading.
