Social Media Marketing Tips for Realtors

It is a well-known fact that almost 94% of the people begin their search for a home, online. Even though social media like Twitter or Facebook are not new for many real estate agents, however, there are still many who have yet to embrace it fully.

Social media is just another important medium to reach out to unlimited potential clients. By posting valuable and relevant content on the network for a potential audience realtors can create their own market.

Here are some social media marketing tips for realtors.

Tip 1. Most realtors like sharing their ‘firsts’ on Facebook posts, like the first house they sold or their first set of listings or even their first innings. If you are in a niche market then you can talk about the ‘first condo’ or ‘first luxury home sold’. This adds a personal touch.

Tip 2. You may also want to talk about your first office, old logo or a campaign and look back at the changes that have occurred over the years; letting people know how long you have been in the industry and how far you have come.

Tip 3. Like some realtors, you may want to showcase success stories on Facebook with photos of home buyers in front of their new homes. This gives you a chance to remember your buyers after their purchase or sale on the anniversary.

Tip 4. Social media is the space to show off that you are an expert in your area by talking about an event or the history of the locality. Creative blog posts related to the community or neighborhood that highlights your expertise and lets people know you are the real estate agent they can look for advice. It is a great medium to provide handy tips and directions to buyers or sellers so that they can improve their real estate experience.

Tip 5. Consider talking about real estate trends, and what it was like in the ‘old days’ before social media and the internet in comparison to now, in the modern day, with smart phones. You can talk about how homes have changed to draw attention to your profile.

Tip 6. On Twitter, follow and use clickable categories called ‘Hashtags’ that allow users to find content on different topics. This increases your visibility, double up interaction rate and help in creating an identity for your real estate business online. Use the same hashtags like #throwbackthursdayor #TBT throughout the social media accounts

Tip 7. Provide links with information like latest market trends or listings when you tweet or share content on Facebook since 90% of the interaction results from followers clicking on the links. Tweets with links usually get more re-tweets.

Tip 8. Create a schedule to be visible on the social media accounts to ensure a majority of the followers see you consistently throughout the day, multiple times.

Tip 9. Constantly maintain and upgrade your website by creating new pages that offer valuable content that link to the social channels. If the web pages are not updated then the visitors will not stay on the page and it will be difficult to convert them into leads. You must have social sharing links so that visitors can easily share or repost. This will increase viewership and spread the name.

Tip 10. Pinterest can be used to pin videos that feature on YouTube channel so that a large number of people can view your videos, listing tours and interviews or even customer reviews.

Tip 11. You can create an open house event on Facebook and send invitations to people in your contact list who may be interested in your open house. You may also want to use Instagram to develop graphically designed images to promote open houses.

Tip 12. Social media is used primarily for entertainment and information sharing; do not make it a way to share contact information, promote your listings just one or twice a week; apply the 80/20 rule. Use Google+ to conduct live hangouts and other forms of social media to interact with people and make connections.

Tip 13. Encourage your buyers and sellers to write reviews and reference you on the social media sites. Pick one site and direct your referral traffic to the site.

Tip 14. It is important to reach out to like-minded professionals who may be directly or indirectly linked to real estate.

Tip 15. Enhance your marketing strategy by using marketing automation tools as they save a lot of time to manually execute all the activities. Some of the applications worth mentioning are Buffer Edgar, Sprout Social and Hootsuite.

It is advised to watch the activities that are underperforming and discontinue them or fix them, which may result in better response on the social media in a matter of days.

  1. good article. Social media also allows you to instantly step into networks of potential buyers.   I can hit more than 2000 local investors in a single Facebook post and that sure beats building a buyers list

    1. No problem, I'm new (2 years as a Realtor) but i have 9 years as a mortgage broker and a total of 17 years in real estate business as an investor.. 95% of my business come from online. I get about 400 plus visitors a day to my site, using the methods I mention in the article!
