Still Alive and Kicking.

It's been over a week since I last posted, but trust that my fascination and motivation to immerse myself in the Real Estate business is stronger than it's ever been!

Since my last post I have read another recommended book about Real Estate Investing, Ken McElroy's The ABCs of Real Estate Investing: The Secrets of Finding Hidden Profits Most Investors Miss. It was really something that I got a lot out of, particularly the laying out the due diligence necessary to make investing in Real Estate that much less risky. Specifically, the section on learning the market you want to invest in, which was something that I never really thought too deeply about. There were some strong points on goal-setting, as well. 

In Podcast #169, David Greene (the full-time police officer from San Francisco) suggested the book The Millionaire Real Estate Agent by Dan Keller as a good read, even for someone not looking to be an agent. David is in a situation that is much closer to mine than a lot of the guests on the podcast are, and had a lot of points in his interview that I felt I connected with. So I decided to grab the book that he felt was one of his favorites to see what I could glean from it. So far I am really liking it.

Speaking of Agents ... Another large piece of reading/education that I have begun since my last post is studying for the Washington State Real Estate Broker's Exam. It's a 90-hour course here in Washington, and I have managed to work through nearly 20 hours of it in my first week. I'm excited to get through that course and ultimately acquire my broker's license. At that point I will have opened up new options for my REI business going forward.

The next set of action steps I have laid out for myself are:

1.) Get to a local REIA meeting. I was hoping to have gotten to one already by now, but the locations of the couple that have happened since I started looking haven't worked out for me. But there is one on Monday that I plan to attend. I did get to meet up with an individual that I met here on BP who has had success in the REI world, and that was very helpful in and of itself.

2.) Start Practicing Running Numbers on Real Properties. This is something I haven't really jumped into yet. I want to take real life listings, run the numbers to learn and practice how to do, and see what kind of offers I'd need to be making on given properties.

  1. Yes, I've been licensed since about August. Having access to the MLS has been great for getting a grasp on the local market. I've mostly been using it to run comps on my practice runs, since there isn't much for "deals" to be found on there at the moment. 

    I haven't made any deals yet, but I've partnered up with another gentlemen that I met via BP, and we're actively looking for a flip project. But more than anything, I am following the advice I took from one of your blog posts about training to fight before I get in the ring. Mainly, I'm trying to get my finances straight so that I'll be best equipped to handle any messes that may get thrown my way during a project.
