Big Data: Slice and Dice Your Farm

Here is my first blog, hopefully it can be helpful and providing new perspectives for both beginners and pros here at BiggerPockets. I am a number person myself and always wanted a database that integrates maps and trends that have EVERYTHING a flipper needs to know. So I tried something on my own after not being able to find anything like this in the market. A little bit of my background, I have worked in both operational and analytical arena of commercial real estate (Multifamily, Office, Retail) for yeas. There is no reason why not SFR investments benefit from the intensity and depth of analysis!

1. The map looks like this, with break down of # of beds (color) and last sales price (size)

Each dot represents a property which shows details when you hover over it. The filters are on the right. This gives me an understanding of structure of the total potential inventory (all houses exist in the farming area).

2. This is the 20 year trend of average sales price in my farming area, breaking down by # of beds (color).

Each line represents a type of home (2bdr/3bdr/etc.). While most types of homes enjoyed a increase in sales pricing over the years, 2bdr houses are relatively stable. Interesting that 5bdr houses have been selling less that 4bdr houses since 2015. This can be explained by the surge in new new 5 bdr constructions (below).

3. This chart gets a little crazy here (Jump to the next one if you feel dizzy)

The chart above shows the volumn(size of the square) and average sales price for the past 10+ years. 3bd sales volumn and price is very steady -dipped in 2008 but bounced right back in 2019.

4. What is behind the sales price? Size? Volumn?

Normal 1463968436 Tab4Both volumn and Per $ SqFt is pretty consistent in my farm. I believe this is a good investment area. While sale price is the highest look back 20 years, there is still potential here.

This is probably too much analyzing, but it is better to be over prepared than under. WINTER IS COMING. At least that is what in big players in LA is saying.
