Creative Home-Selling Methods to Help You Flip Fast

As you probably already know, Tarek and I were realtors before we were house flippers. Back before the housing crash in 2008, our typical deals involved helping homeowners and homebuyers sell and buy their own houses. While we could get a little bit creative as we worked to help our clients sell their houses at the prices they wanted, there was only so much we could really do. Now, though, with our flipping business, we have all the control and can have a lot of fun with different methods for selling houses for our real estate business. Here are a few of my favorite methods for selling flips fast.

Hire Amazing Stagers

First of all, I love good design and décor, but I’m not a home stager. If you asked me to stage a home for sale, I’d probably put way too much of my own personality into it, and while potential buyers might enjoy hanging out there, they’d probably feel like someone already lived there.

A lot of people fall victim to this kind of problem when they try to stage their own homes, and when we’re talking about staging investment properties, we’re talking about renting furniture, finding knickknacks, and all kinds of other things that you should really leave to a professional. Staging is super important to flipping fast, but don’t try to do it on your own. You’ll save time and money, and you’ll sell your houses faster if you go with the pros.

Open the Windows

You’ve probably heard of the old realtors’ trick of baking cookies to make a home smell inviting and welcoming. They actually make cookie-scented air fresheners and candles for that now, too, so you don’t have to go to the trouble of actually baking. Honestly, I prefer to go with a less clichéd approach. Before showing a house, especially if the weather is nice and the neighborhood is quiet, I like to open up all the windows and let some fresh air in. This makes the whole house smell refreshing and gives the place a light and welcoming feel, too.

Social Media Marketing

Of course, if you want your flip to sell fast, you have to get people to come to your open house. While roadside signs still work, you can let a lot more people know when you have an upcoming open house by posting about it on Facebook, Twitter, and Instagram.

If you’ve been working on your social media marketing game – which you really should if you want to get access the most leads, motivated sellers, and buyers – you’ll have hundreds and even thousands of people following you. When you post a picture of your latest property and let them know you’re having an open house in a week, they’ll know that they have a great house to look at. You can even create more hype for your house, leading up to showing it by “leaking” teaser pictures of the amazing things you’ve done for the kitchen, bathroom, master bedroom, and back patio, in social media posts leading up to the day of your open house.

Social media gives you a free method to get the word out about the houses you’re selling for your flipping business. And, If you have room in your real estate business’ advertising budget, you can pay a nominal fee to boost certain posts and grab more attention. With such an inexpensive and effective way to market your flips, you can spend more on the very best rehab and staging.
