Getting started in real estate Investing; Your mileage may vary

I'm starting this blog as a form of journaling as well as helping me keep my commitment to real estate investing. By doing this I'll be able to track my progress and keep notes on what I'm learning.

Since I joined BiggerPockets, my real estate goals haven't changed (you can see it in my profile). However, my timetable has been modified. While I was looking for a way to fund my kids college education, I now realize that private high school now has become reality in our household.

As I explore different strategies, the first couple of strategies that stand out to me at this point are buy-and-hold and wholesaling.  The one thing I have learned is that for me I needed a sound financial foundation before I get started.  Our Income/monthly cashflow puts us in a place where we don't have enough to get started.  However, I'm sitting on a fair amount of funds in my IRA accounts.  When I first decided to move funds into a self-directed IRA I thought, "this is great!"  However, I realized that the money would just sit there if I didn't do anything.  Through the guidance of a financial advisor, I'm learning how to take advantage of those funds.  We're in the process of putting together a strategy on how best to leverage those funds plus what type of real estate investment strategies to do first. I learned there is different ways to get started based on the long term goals needed.  The end game is important when making these types of decisions.  I didn't fully understand until recently.

I'm much more comfortable now and feel better on how to move forward.
