Mailer Little Direct Mail Campaign- Week 2

Well,

We are now about two weeks out from my initial sending of 100 mailers. Out of 100, I've received 10 calls back. I'm stuck in Alaska until May22, so I've set up 4 walk through, and will reach back out to set up meets for 4 more when I'm back in the 513. I have had two other calls. I figured these are worth detailing. 

1. An owner with a 4 unit, (all 1 beds) within 1/2 mile of campus and hospitals in an area which is mixed with residential and students. It's in the Gaslight District for those local to the Cincy area. We discussed ins and outs of property(such as separate utilities, tenant makeup, length of ownership, why selling, etc). Long story short, I've got someone willing to seller finance this property, which is nice. He's going to crunch some numbers in regards to IR and down payment. But this is a huge plus, because this would afford me the ability to still receive conventional financing(I've been pre-approved up to certain amount already) on another property in the near future.... Am I wrong that owner financed deals can be structured in a way so that they're aren't on your credit report, don't affect DTI, etc? Any help is appreciated on that. 

2. Another relatively new investor, his wife's family is from here, however, he lives in cincy. I began discussing the benefits of investing near the local university, one of them being I speak mandarin, and there are almost 1000 Chinese students at UC..... and fyi, if you are studying abroad, you have deep pockets... there's a reason, and hopefully this doesn't come off as insensitive, but there's a reason you see a lot of young Asian males near universities driving Teslas, Ferrari's you name it. Anyway, I intend to leverage my mandarin, he said he's going to Shanghai(where i use to live) for his job in two weeks.... so we really connected and are both young and new to the game. So while we both agreed, it probably didn't make sense for us to do a deal on his current properties, we are going to grab a beer and discuss a potential partnership. 

Just another update, but 10% return rate(10/100) on my mailers seems like something worth continuing. I'm reaching out to folks in my local market to see how I can monetize leads I don't intend to close on. If you all have any ideas on that it'd be greatly appreciated, keep in mind wholesaling in OHIO while not an agent is illegal..not saying it isn't done, but they have begun fining people... and it scares me.

    I'm new to RE and aiming to start off wholesaling. I'm curious as to what type of audience did you send your mailers to and did you use yellow letters, postcards or different method?
