Part 2: You Are The Tenant Not The Owner!!

I can not believe it! Today is the second of March and my (funny) tenant has PAID his rent. I will not get too excited because this is the first. I went and had a long talk with him over the weekend, and gave him a copy of the lease. That he claimed he never read. I went thru the lease and highlighted the items of the lease he was breaking. I told him just don’t read the highlighted areas read the whole lease. Then I took off my landlord hat for a few minutes and told him what I was going to do if he does not follow the lease. Ok so he paid the rent on time, and told me he would have the walls painted back to off white by the 15th of the month (remember I informed him of what would happen if he didn’t follow the lease).  Now don’t get me wrong I will not let my guard down. He always pays his rent by the 10th of every month (although it’s due by the 5th). As he “TOLD” me he would do. (LOL)Ok I told you the good part about it me taking off my landlord hat worked well at least for this month. Here is the funny part of it. After he paid rent and promised he would paint the walls. He asked if he could have a DOG. “I SAID READ YOUR _ LEASE”.It clearly says “NO PETS”. Let’s see how this turns out.

  1. Is your tenant a good reader? It sounds like a sarcastic question, but I know that reading does not come easily for me. I've had to work extremely hard just to get to a point where I am only as bad as "below average." If this person's reading acumen is like mine, then he or she probably did NOT read he lease. You probably took the right steps to walk this person through the points of the lease that are important to you. Not everyone learns the same way. Now, if you identify his or her learning style, cater to it, and he or she STILL betrays your guidelines, THEN you know you have a disciplinary problem on your hands. However, if you have not, try figuring how this person learns.
