Week 2: So. Okay. Now what?

Deals Made: 0

So I sent out 401 postcards from Yellowletters.com and what do I have to show for it? Two phone calls?! Ouch.

I’m only partially upset because I have heard from multiple sources that its repetition and consistency is what makes a campaign successful, but was expecting ten. The fickle mistress of direct mail aside, I did gain some valued experience from my first mail drop in the way of my very first live phone call! The prospect couldn’t have been nicer although I don’t think I can help him, at least at this moment. I would be so lucky as if all of my calls went so smooth, but I sincerely doubt it.

That means it onward to the next order of business, which of course is finding out what the next order of business is. I’m not going to send out another mail drop until the first week in March, so that leaves me with a lot of time to stare blankly at my computer screen and hope a big fat assignment fee spontaneously appears out of thin air. So what do I do now?

Maybe this is a good time to back up for a second. This isn’t actually my first foray into wholesaling, just my first attempt at direct mail. Back in June of 2015, after listening to 1,546th podcast on real estate, I decided that I was just too bored to stay idle. I decided to attempt to start wholesaling off the MLS following a process that I learned by listening to Joe McCall. Over a six month period that yielded 120 offers, one failed contract, and many annoyed agents, I landed with a lot of experience, but no deals. I can pay my rent with experience right?

So do I go back to doing that? Do I focus on finding buyers? I know I can’t just sit on my hands. There is too much opportunity out there.
