Mobile Home Investing for a noob.

Okay, If you have followed my posts, then you know that i have dabbled in a little bit of everything. I have experience with airbnbs, traditional listings as an agent, wholesaling, seller financing....and NOW....mobile homes!

Funny story, I met my fiance on tinder and he happens to be a mobile home investor here in the valley. Before we met he worked with "the mobile home queen" in Texas and he would raise capital from his connections to invest in the mobile home market there. They would get 15% annual return on their investment and he would get a commission upfront. 

He was doing amazing capital raising but really enjoyed the mobile home part of it so he started his own thing here in AZ this past year.

When we got together I was going to do the capital raising and him do the mobile homes, but with in the first two weeks.. i had raised more money than we knew what to do with. A good problem to have, but a problem it presented. 

So i jumped head first into finding mobile homes!

This is some of our criteria for buying homes:

1. Has to be in 3-5 start family parks

2. 1976 or newer home

3. With Rehab and purchase have to be all in for about 8k

Within 2 weeks of calling and driving around parks, I got my first 2 mobile homes. One was a year 2000 single wide for $6,300 and needed paint and carpets and the other a 1996 single wide for $3500 that needed some cosmetic/hole repair/ and a new AC. 

So far he has 20 cash flowing mobile homes from the past 6 months. pretty cool!
