Let's do this: Introduction

Hello there BP! My name is Ana and my husband and I are in the process of purchasing our first home/duplex/house hack. We live in Indianapolis, IN (we're both from Michigan originally), and our property is in the Irvington historic neighborhood.

We are both SUPER NEWBIES when it comes to everything real estate, so that's why I'm so glad I found BP! It's already been super helpful searching the forums and getting my questions answered. We're planning on managing this property ourselves, so we also have a lot of management questions. I'm excited to get to know some of you as we continue on our real-estate journey.

Next steps:
Our inspection is this afternoon! I am excited to see the property again (we haven't seen the inside since the showing), and find out what the main things are that we need to fix. The seller has put a lot of work into the property, so I don't think there will be much, but of course the inspector will be able to tell us much more than my untrained eyes. After that we have the appraisal, with my husband is very nervous about, but I try to look at is as a good thing, it will tell us if this is really as good of a deal as we think it is.

A little more about the property:
3,000 sq. ft. duplex
3 bedrooms on each side
non-finished basement with laundry on each side
approx. mortgage $1,100/mo
current rent $800/mo/per side (could possibly go $100 higher in current market)
