Licensed originally in 2010. Ryan entered commercial insurance from 2013-2017, where he helped dozens of business owners/investors insure their real estate investments. Ryan's wife, Sarah, entered real estate in 2014. In 2018, Ryan became the CEO/Team Leader of KW Johnson City, helping grow agent businesses, including Sarah's real estate business. In 2021, Sarah sold $10m and 31 units. Ryan transitioned out of CEO/Team Leader and into selling with Sarah in 2022. They sold $9.5m and 30 units in 2022. In 2023, they sold 49 units for $15.9m. 2024 projections are 53 units for $16.5m. They currently have dozen or so investors that they have represented in transactions over the past 3-4 years, and are currently searching for investment property for another 40 or so investors, some of which have never invested before.

Sarah was born and raised in the shadow of Dollywood, in Sevier County, Tennessee. She moved to Johnson City to attend ETSU in 1998, where she was a varsity cheerleader for four years, and graduated with a degree in Finance. Her second degree from ETSU was her Master of Arts in Teaching, which propelled her into her first career--teaching. Many of the skills that made her a successful teacher have also served her clients well in her real estate career. 
Ryan is a native of Johnson City, Tennessee. He attended ETSU, where he was a baseball player for four years, and graduated with a degree in Mass Communications. Ryan has had a successful career in the pharmaceutical, commercial insurance, and real estate industries, including four years as Team Leader/CEO of KW Johnson City, helping over 150 agents produce over 1,900 transactions and $445 million in sales volume production each year. 
In 2022 and 2023, Ryan & Sarah McKinney were the #1 ranked team in all of Keller Williams in the Tri-Cities. Even more noteworthy, in 2022, Sarah was honored to receive the prestigious Eagle Award, for KW Johnson City. Nominated by, and voted on, by her KW Realtor colleagues, the award is given to one agent per year in each Keller Williams office that exemplifies the culture of the business, exhibits leadership in the industry, and is in high moral and ethical standards amongst his/her peers.
Ryan & Sarah have cemented connections through community involvement in local schools, non-profits, and neighborhood activities. They love living and working in Johnson City and the surrounding areas. Ryan & Sarah have a sincere passion for their community. They share this passion by participating in many events throughout the year to support and give back to the Johnson City community. Due to their personal connection with grieving parents through the years, Ryan & Sarah have been advocates and board members for multiple organizations assisting them with fundraising efforts. Sarah also served on the board for Habitat for Humanity. Ryan & Sarah have both volunteered to coach their children’s sports teams  throughout the years. They both volunteered on the PTA at Indian Trail Middle School and, additionally, Sarah volunteers on the PTA at Lake Ridge Elementary. They both have served on their neighborhood HOA Board. Ryan served on the Board of Directors for the Johnson City Chamber.
