Brooke has been absolutely wonderful!! I was in a very bad time crunch to find a place to live and she got me in there to get my stuff in right away. She got inspection done right away. And any concerns with the house she has called people to be there as soon as possible. She communicates great and responds quickly. She is very caring and cares about her properties!! Brooke and Mary listened carefully to the details of what I was looking for to purchase, and got down to business right away. They educated me on what it means to buy and own investment properties and directed me to a great loan company. They showed me numerous videos of things they thought I would be interested in, and then we viewed several together in person. They made phone calls to owners in a neighborhood I was particularly interested in to see if any of them wanted to sell. I had never heard of such a thing! They negotiated an amazing deal for me, and walked me through til closing. After that, we started the process of making things ready to put this rental property on the market. Brooke handled everything swiftly and efficiently, and I am delighted with the results! These two ladies know what they're doing, and they do it well. I do not recommend Proper Grounds for property management. If you want them to manage one or two properties you may be okay. But if you actually want to build a portfolio, I recommend going with someone who has more experience managing a scaled up portfolio. They were great in the beginning when they were small, but lack of processes and controls has caused big issues as they rapidly grow - delayed cash flow, unapproved repairs, and inaccurate mis-priced rents are a few of the issues I experienced. I should have moved my fast growing portfolio to another PM sooner and not doing so has cost me thousands. They are nice, honest people and decent agents, but if you are a sophisticated investor trying to build wealth at scale, look somewhere else for property management.
