If the deal presents the opportunity for a great ROI, perfect! If not, keep looking! Less emotional, more practical decision process. ➞ When my investors make money, they are happy. They typically buy more houses. My goal is to build a mutually beneficial long-term relationship. I do not just "turn and burn" deals for a quick commission. Integrity is crucial. ➞ Regardless of the current economic situation, there is always a play to invest in real estate. Whether you are looking for a fix and flip to take advantage of a fast equity market or you are scooping distress property from buyers with tax liens or foreclosure threats. Knowing when to pivot strategies and adjust your numbers comes with experience, education and market knowledge. In 2016, I started working with investors in the Atlanta market hunting deals, running numbers, negotiating creative acquisitions, meeting contractors, managing projects, determining ARV's & ROI's!! I LOVE numbers and actually went to college to be an accountant (can you imagine!?!) Thankfully I took a detour and ended up with my real estate brokers license in Georgia and Florida. Now I am the owner/ operator for both my companies with 3 teams in 2 states.

Most of the deals our clients invest in are 1-4 units in size, priced from $250k - $1.5M, purchased with VA, FHA, Conventional financing, or 1031 funds. The properties are usually turnkey or need a light renovation. We DO NOT source distressed properties, foreclosures, or commercial grade multi family (5+ units). We are a group of agents that are active investors in the market you're looking to expand in, and purchasing deals right alongside our clients. We run the numbers, share our resources including contractors, handymen, property managers, CPAs, Attorneys and leasing specialists.
