Interest rates have made it too difficult to find great deals in the other categories. I have been in real estate for 6+ years now and started with listening to bigger pockets while riding my bike to and from the CrossFit gym. I had no experience, and minimal savings. I decided to get my real estate license and start in wholesaling so that I could get acquainted with finding and analyzing deals. Also since I didn't have much money to invest, I needed a quick way to make a profit so that I could eventually build up my own portfolio of cash flowing rentals. In the first few months I was making 5 to 10k checks regularly from Direct Mail campaigns. From that, I found my first seller finance deal to invest in and was making about $250 passive income a month. Then I met my husband who is a mobile home investor and owns a mobile home brokerage. Together we built our portfolio of cash flowing mobile homes. After 1 year of focusing solely on wholesaling, I decided to get into the traditional side so that I could teach regular people how to budget, pay off their debt, save a 6 months emergency fund and begin investing for financial freedom/peace. Most of my clients buy their first ever property with me and so far as many as their 6th and 7th. After 6 years of being in the business we now have a portfolio that cash flows about $12,000 a month. I go all in for my clients and spend a lot of time advising and helping so i expect my clients to go all in for me too.
