As investors we need to know how to find value when the market is going up, down or sideways. The primary focus of most investors are Cash Flow and Appreciation. While that's the best focus to have when starting out, what happens when prices get too high and the property doesn't cash flow? It's no longer a viable investment... right? Did you know that the more Cash Flow you have, the lower your Depreciation Benefit will be? That means that if you keep your Cash Flow low, without it being an actual loss, the less taxes you'll pay. And don't forget that your loan is getting paid down over time, which is Tax Free Money when you refinance! All of a sudden, higher priced markets have opportunities that most other investors don't see. They want the immediate mailbox money and that sexy Appreciation.
