If I will have my loan modified, will my lender include all fees and corporate advances in the new contract?

You can ask your lender to do that, but there is no guarantee that your lender will accept that. In most instances, only the PITI arrears (principle, interest, taxes, and insurance), either all or a potion of them, will be capitalized.
