Silent Partner Contracts

I have a couple rental properties and I'm venturing into my first deal with investors backing me.  They will be acting as silent partners. I've gotten fairly good and drafting and editing legal docs over the years, but I'm wondering if anyone has a partnership/investor agreement I could use as a template.  Thanks.
