Countdown to Investing ... Help!

Having been off and on interested in real estate since middle school, I am now finally in a position to invest. BUT, with a wedding to pay for from now until July 2022, I don't plan to actually purchase property until second half of next year. With this said, my fiance and I are looking to build up systems, processes, standards, and teams before it is time to buy. Another added complexity is that we live in the Bay Area, so we will be long distance investing. We both have a solid understanding of REI basics (thanks BP!). I have my own ideas on how to build the aforementioned, however I would really like to hear your suggestions, tips, tricks, and advice. With about 8 months of planning time ahead of us, where should we start? Any replies are appreciated!
