Looking for my first investment property!!!
Hi everyone, happened my way here via a book from the book store. I've wanted to get into real estate for years and am finally in a position to begin (Even if they current market appears to be a tumultuous one). I've got the financing, dp and am currently still educating myself and trying to find some properties with good cash flow. I had done construction for about 15 years so that is one advantage for me, even if I don't end up doing any of the rehabs myself.
I'm located in Southern Massachusetts and looking forward to making some connections here and learning as much as I can!

Congrats on making the start.
First thing decide if you’re going after cashflow or appreciation.
Cash flow at $200 say per month, how many units do you need to hit your target? How will you finance and manage? Or do you skip to multi family?
Appreciation. You have a great background. Since you can estimate costs and should know what gets the most bang for your buck. Look for kitchen or bathroom remodels. Possible ADU's.

You've got some good advice so far. One thing that many people miss: how to manage the property. I think it's easier to find a deal than it is to manage it. Learn how to market, screen applicants, have a quality lease that you understand and can enforce, how to deal with unpaid rent, etc.
It doesn't do any good to find a great investment and then watch it go to pot due to poor management.
