Neighborhoods in Chicago

Hi everyone, I've been searching for multifamily units in the Chicago area. I have notice a lot of people discuss Greater Grad Crossing a lot. Does any one know why this area is so hot at the moment?  Just trying to get a sense as to what are the next up and coming neighborhoods of Chicago. I've tried to search other post but most are from a few years ago. This is my first purchase in Chicago and I am looking in the 200k range.

@Kendall Moore I wouldn't call it an up and coming area. You would definitely need boots on the ground to do well there. 

For an out of state investor, I always recommend buying in as nice of an area as you can afford. The less turn over you have, the more profit you will have. If you can get a place where tenants will stay for the long term, then you will win over time.

Hey @Kendall Moore - We have two properties currently in grand crossing and to be honest, we aren't that happy with them.   To be fair, we are to blame for our situation.  You definitely need to know the blocks because they can be blocked by block, which we now know.  I would also prefer neighborhoods East of 90 instead of West which is where Grand Crossing is.

The city of Chicago has really pushed to reinvest in the south and west sides of Chicago the last three years+.  The west and south side are historic neighborhoods that fell into economic hardships in the past and the city is trying to rectify this. There has been a plan and allotted budget passed to reinvest in the south and west.  There have been incentives to bring businesses to the south/west side, increase in transportation options, programs for homebuyers.  I personally own on the west side and am connected to organizations such as https://www.avalonregal.com/.  I have been following these developments quite closely, lets talk more.  I also included some articles for you to check out.
