Wanting the first rental property - wanting out of the Matrix
We are new to the Chatt area (less than two years) and we want to secure our first rental property to assist us with getting out of the "Rat Race", escaping the "Matrix" and so on.
Willing to network and do "whatever" is needed to accomplish the goal.
Real assistance would be appreciated, and please no paid marketing help is needed (Renatus).

My two cents:
Step 1 - Pick a market. Easiest would be the area you live in since you would already know the town. Best neighborhoods, worst neighborhoods, etc.
Step 2 - Network, network, network! Easiest is to find some meet-ups and attend. Listen to those with experience plus start building your team as real estate meetups are usually attended by investors, contractors, brokers, etc.
In addition, start thinking about your strategy. What kind of property are you looking for -- single-family or multi-family? Which neighborhoods do you want to look in? Are you intending to do a short-term or long-term rental?
Learn to analyze deals. Find an agent and a lender.
