Hey Isaac, welcome to BiggerPockets! I invest locally in Columbus and have a list of PM's, contractors and lenders and my team primarily helped me to make the managing of these properties easier. If you need need to find a good neighborhood to start on, let's connect and discuss how I can help you out.
And while a home inspector may not be part of the "team" per se (since an inspection is usually a one-off sort of thing) you are trusting them to be your eyes and ears on the ground, and so I recommend to also find an inspector you can trust.
Many investors skip the inspection or shrug it off and rely on a walkthrough with a contractor who writes up a bid - which is fine and works great for many folks - but a distinct advantage to a thorough inspection, is that the inspector is unbiased and is not incentivized by the size of the work order.
We'll give you the facts and then you can work it out from there, usually with the counsel contractor/realtor/seller/etc on how to proceed.
If you need a recommendation for an inspector in Ohio, or just want to talk real estate, please feel free to reach out
Welcome to BiggerPockets @Isaac Yoshioka. Looks like you're off to a great start. Good luck with your OH investing. Looks like a great market.

I recommend you read this article on OOS investing. It explains the importance of creating your core four. You will need to get a local, rockstar Realtor, contractor, lender, and property manager.

Hello Isaac! I focus my investments in the Columbus area and have a network of property managers, general contractors, lenders etc. that I highly recommend. If you're interested in identifying a good neighborhood to invest in, let's connect and explore how I can assist you.
Hi @Isaac Yoshioka,
I'm based in Southern California, but I have started my out-of-state real estate journey in Indianapolis. Now, I have a portfolio of Short Term Rentals and Long Term Rentals. I've started looking at Columbus because my business partners have found success doing Mid Term Rentals there and the returns are solid.
I've also helped other investors with their DSCR loans and flip projects in Columbus. Happy to share my experiences and chat with you more if you're interested.

Hi Isaac! I'm on the same boat as you. I'm coming to Columbus for a scout trip next week. I'm planning to see some properties, talk to property management companies and mortgage loaners. But mostly, get a sense of the city, the different neighborhoods and services. Feel free to connect with me if you'd like to know what I learned there.

Would love to learn!
@Isaac Yoshioka I'd recommend looking into Evernest. They're a national, full-service PM company with an office in Columbus. They, also, have in-house agents who can assist with the transactions plus a network of contractors and lenders. Great folks at Evernest! Check them out.

So true!
What are you trying to do in Ohio?
Buy and hold? BRRRR? or something else?
The right investor friendly agent should be able to help you piece everything together as well as provide you with more referrals if you want to mix people up within your core four. Sounds like you're trying to build your core four already - I would recommend starting with a solid agent and build from there.
