I have a question for anyone who can assist. What are some little to no cost tools/apps that have helped any of you starting out and making wholesaling more simple and less stressful?

I started with less than $30....I think that helps a lot for beginners because u dont have the stress of having to keep up with the cost of apps etc

@Josh Langill I haven't wholesaled before, but as far as starting out, knowing the area better than anyone else was a big help for me. I drove/ bikes/ walked every street, pulled flood maps, zoning maps, looked at census data and knew what the rent to own %'s were, knew which streets were trashier and which ones where nicer. What direction remodels where moving.

Most people don't take the time to do this, and you will gain confidence in underwriting deals and thus reduce stress if you are knowledgeable on your market.
