ALWAYS do a final walk-through
Bought a house a few weeks ago. Never got to do a final walk-through and owner was already gone. Former order left a 30 yard dumpster worth of food, clothing, cabinets, and general junk in the house.
Took 6 hours just to get it 85% clear.
Make sure there is a clause in your contract that says owner will pay if there is anything left in the house.
