From previous post and reading the beginner's guide, it is suggested that you find you local REI group and also seek a mentor. I live in York, PA and have been trying to find a group and mentor. This has been a bit challenging, I have only seen one website regarding a REI group and it seems to be outdated and I haven't received a response from the form I submitted to them 2 weeks ago. Any suggestions on finding another REI group and mentor in my area, real estate investing is something that I'm looking to get involved in ASAP and don't want to drag my feet in the process. Please help.
have you reached out to local brokers & agents? Look for ones that do a lot of business with rental properties. Reach out to them.

Welcome. Try using Google to locate, you could also find a local landlord association meeting they would know of local meetings.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers.

Consider checking out HUD homes for small multi's owner occupied gets first crack.
You might consider Niche or Specialized Housing like student housing. Rents can be 2-4 times more. Remember you don't have to own a property to control it.
